Dear Property Owners,

Good deal of Ranch activity to report to you.  First, the board proposed a dues increase this year.  Not a particularly desirable subject but it is designated for road improvements. Our road maintenance cost continue to rise along with traffic.  It would be helpful if Ranch traffic would observe speed limits.  High speeds take a toll on the road condition.  That dues increase was approved with the 2015-16 budget by the property owners with only 20 no votes out of 374 parcels. Dues are now $300 per year.  Hopefully, this means property owners agree that more moneys needs to be devoted to the roads.

The Colorado State legislature has been involved in our business again.  We have rewritten the Ranch Bylaws due to State mandates.  They have been posted on our website www.bulldomingoranch.org. In addition, the State says we cannot publish property owner’s telephone numbers in our directory without your permission.  So there is a place on the dues invoice for you to give your permission if you want your number published.

There is also a new county fire ordinance, with State mandates, which we have posted on our website.  The law is not crystal clear so consult the Sheriff’s Department with your questions.  I noticed that one of the new requirements for open burning is to call your neighbors and inform them of such.  Oh wait, the State will not let us publish your phone number.  Regardless, if you are hunting or camping on your property and feel the need to build a campfire, check with the Sheriff, 719-783-2270.  That’s a good number to have loaded in your cell phone.

Another project the Board is dealing with is the eradication of prairie dogs.  We have identified areas on both the North and South side of the ranch that have prairie dog colonies.  If you know you have an infestation on your property and we have not contacted you, let us (any board member) know.  If you are working on your own to eradicate these critters, please inform us.  It’s important to prevent them from migrating to other properties. There is a Prairie Dog Permission Letter from me on the web page under News & Events informing all why we feel the need to have an eradication plan.  If you desire us to survey your property and perform the eradication process, simply follow the instructions in the last paragraph of that letter.

Finally, I want to inform you that the Board is actively pursuing the enforcement of the Ranch Declaration of Protective Covenants.  If you haven’t read them recently, please do so. They are posted on the web site under By-Laws.  If you know of violations, contact any board member.  We firmly believe that it is the Board’s responsibility to enforce the covenants.  If you don’t enforce them, you will lose them.
